Resido is New Zealand’s largest Build-to-Rent (BTR) development located in the Sylvia Park area of Mount Wellington, Auckland, offering 295 rental apartments across three buildings with communal amenities and professional management. Owned by Kiwi Property, the project features a focus on modern apartment living, sustainability with a 9-star Homestar rating, and integration with the local transport, retail, and hospitality options of the nearby Sylvia Park shopping centre.
The contract was secured by Naylor Love Construction and designed by i2C Architects in collaboration with Ashton Mitchell, who worked together to complete this modern rental property development.
As a preferred client, Naylor Love partnered with us to deliver both fire-rated and non-fire-rated doors — from close collaboration and detailed planning through to manufacturing and on-time delivery across the building.
Soteria Doors was involved early in the design phase to help ensure the architect’s vision could be achieved while still meeting all safety, protection, and compliance requirements.
Given the use of custom hardware and the need to preserve the design aesthetic, we recommended project specific fire testing to ensure compliance with NZ fire protection standards. By working closely with i2C Architects, Ashton Mitchell Architects and Naylor Love, we successfully carried out the testing process, confirming that the proposed door systems met both fire performance requirements and design expectations.
