The Sylvia Park Build-to-Rent Apartments is a significant multi-residential development located alongside the Sylvia Park shopping centre in Auckland. Comprising three multi-storey buildings and 1,289 doors, the scale of the development required careful planning, technical coordination and staged delivery. Soteria Doors became involved during the early budgeting and design stages, initially helping establish budgetary requirements for the fire doors before working alongside the architects and Naylor Love as the project progressed. A project of this size required a coordinated approach to fire door specification, manufacturing and delivery. One of the key technical challenges involved a number of fire doors being installed into Korok wall systems within the stairwells. This required careful consideration to ensure the proposed fire door system aligned correctly with the specific wall construction. Getting this interface right was critical. An incorrectly specified or detailed doorset could create compliance issues, potentially affect building sign-off and compromise the intended performance of the fire door in the event of a fire.

Resido is New Zealand’s largest Build-to-Rent (BTR) development, located at Sylvia Park in Mount Wellington, Auckland. Owned by Kiwi Property, the development comprises 295 rental apartments across three buildings, with communal amenities and professional on-site management.

Designed for modern, sustainable apartment living, Resido achieved a 9-star Homestar rating and benefits from its close connection to Sylvia Park’s transport, retail and hospitality facilities.

The construction contract was awarded to Naylor Love, with the development designed by i2C Architects in collaboration with Ashton Mitchell.

The project demonstrates the value of involving an experienced fire door partner early in a major development. Early collaboration can help architects and construction teams identify specification, compliance and detailing issues before they become costly problems on site, while allowing manufacturing and staged delivery to be coordinated with the wider construction programme.

Our Solution

Soteria Doors was involved early in the design phase to help ensure the architect’s vision could be achieved while still meeting all safety, protection, and compliance requirements.

Given the use of custom hardware and the need to preserve the design aesthetic, we recommended project specific fire testing to ensure compliance with NZ fire protection standards. By working closely with i2C Architects, Ashton Mitchell Architects and Naylor Love, we successfully carried out the testing process, confirming that the proposed door systems met both fire performance requirements and design expectations.

For a project of this scale, keeping to the construction programme and ensuring timely deliveries is essential. Through careful planning, clear communication, and close coordination with the project team, we delivered all doorsets on schedule—supporting the smooth and efficient progress of the overall build.

The Result

Soteria successfully resolved the key fire door and wall-system interface and delivered 1,289 fire-rated and non-fire-rated doorsets in line with the project programme.

Early technical input, tested systems, dedicated project management and controlled staged delivery helped reduce compliance and programme risk across the multi-building development.

The completed doorsets, including seals to meet acoustic requirements, complemented the apartments’ modern aesthetic while delivering the required fire, acoustic and Building Code performance
